Policies

Reservations are made for specific condominiums for specific dates. Reservations are confirmed upon receipt of an advance deposit. Advance deposits are typically 1/4 of the total or one night including tax, whichever is greater. By sending us your advance deposit, you demonstrate your commitment to honor your reservation. The deposit must be received within 7 days after making the reservation or the space will be released. No warranty is stated or implied by our acceptance of your advance deposit.

Rates are seasonal and subject to change based on when holidays fall on each calendar year. Our special rate of arrive on Sunday or Monday for a 4 night stay will not be honored during certain dates. Once a rate is confirmed it will be honored, but no rate is confirmed until a deposit is received.

Upon receipt of deposit, a written confirmation and a letter of policies will be mailed or faxed to you. This confirmation document will provide directions to our office for check in, serve as a receipt for your advance deposit, confirm the dates reserved, and the rate which was quoted and agreed upon.

The deposit is refundable less a $50 administration charge provided the reservation is cancelled on or before 14 days before the arrival date. If the reservation is per MONTH or SPRING BREAK, the deposit is refundable less a $100.00 cancellation fee, provided the reservation is cancelled on or before 30 days before the arrival date. If the reservation is cancelled LESS than 14 days or 30 days when the reservation is per MONTH or SPRING BREAK before arrival, the amount of the required advance deposit will be forfeited regardless of the reason for cancellation. There are no refunds for shortened stays. Any changes on reservations are subject to a $25.00 penalty fee per request.

If a security deposit is stipulated and the unit left in the same condition, did not exceed the maximum occupancy, linen not missing or stained, parking, entrance card and all keys returned, it will be mailed to you, or credited to your credit card 30 days after departure. There will be up to a $100.00 fee if keys or parking permits are not returned to our office at check out.

There is a cleaning fee charge from $50.00 to up to $120.00, according to size of unit.

Our condos are for family rentals. Students traveling without their family can be accommodated in specific units. Reservations made under false pretenses will not be honored and the deposit will be forfeited.

We ask that your party not exceed the maximum accommodation limit of your condo. Guests not complying with this maximum number will be asked to leave without refund. All of our accommodations are privately owned and have different occupancy limits. This number will be stated when checking availability and making your reservation.

We keep all appliances and air conditioners in good working order but they do occasionally break. We will then fix it in the shortest possible time, but there are no guarantees for appliances or air conditioners.

Pets are allowed in only a very few units. Please advise the reservation agent of a pet when checking for availability, pets should be 25 pounds or less, there is a pet fee.

Payment is always in advance and can be made by cash, VISA, MasterCard. Condominium rentals are subject to 17% occupancy tax except when the continuous length of stay is 30 nights or longer or when the appropriate forms from the state comptroller's office are presented.

Towels may be exchanged at our office daily from 10 AM until 2 PM at no charge unless you are on a monthly rental plan. There is a small charge for exchange of sheet and pillow cases. On monthly rentals you will be charged for towels also.

Linen is provided to each condo based on the maximum occupancy of the unit and the bedding specified in this brochure and by the booking agent. In many instances there will be additional bedding in the unit, for which linen is not provided.

Guests are welcomed to utilize our physical address for personal mail.

Check out time is 10:30 A.M. and check in time begins at 3 P.M. Please call to make advance arrangements if you will be arriving later than 6 P.M. A $25.00 late arrival fee will apply for arrivals after 6 P.M. Parking is limited. There are no boats or trails allowed into the properties.
